7R returns to Szczecin with 29,000 sqm logistics park. Procent Poland leases entire first building

7R is returning to Szczecin market with a new 29,000 sqm logistics and warehouse complex, securing Procent Poland as the sole tenant of the project’s first building before construction begins.

Procent Poland, which provides logistics services for the e-commerce sector, has signed a long-term lease for more than 23,000 sqm at 7R Park Szczecin South. The tenant will occupy the entire first building, while a second building of approximately 5,000 sqm will complete the development.

The company will use the new facility for logistics operations serving the e-commerce sector, including services for large international e-commerce companies. Occupying the entire building will allow the company to adapt its layout and infrastructure to its operational requirements.

The lease means almost 80% of the planned 29,000 sqm development has effectively been secured by a single tenant before construction starts. The project also marks 7R’s first development on the left bank of Szczecin.

German border drives location

7R Park Szczecin South will be developed in south-western Szczecin, targeting logistics, distribution, e-commerce and light-manufacturing companies. The site is approximately 7 km from central Szczecin and 36 km from Szczecin-Goleniów Airport.

It will provide access to the A6 motorway, connecting with Germany’s A11 towards Berlin, as well as Poland’s S3 and S6 expressways. Access to the ports of Szczecin and Świnoujście provides another connection for international distribution.

BREEAM Excellent targeted

The Procent Poland building will use heat pumps integrated with a 50 kWp photovoltaic installation. The warehouse will also feature energy-efficient lighting using the DALI control system connected to the building management system.

An ESFR K360 sprinkler system operating at 4.1 bar will provide additional flexibility for storage operations. 7R plans to develop the complex according to BREEAM Excellent certification criteria.
