Yareal has started construction of SOHO HUB, the final stage of its mixed-use SOHO by Yareal development in Warsaw’s Praga Południe district. The project adds new commercial space while also reviving a historic industrial building.
The general contractor for the phase is FineTech Construction, which will deliver two new buildings and carry out a full revitalization of the site’s only listed heritage structure. Completion is scheduled for Q1 2028.
SOHO HUB is the fifth and last phase of the broader SOHO by Yareal project in Kamionek, designed around the 15-minute city concept. It is meant to complement the existing development with more office, retail and lifestyle functions.
The main new building, J on Mińska 39, will offer more than 7,000 square meters of Class A commercial space. It will also include an underground car park with 146 spaces, including 11 EV charging points, some of which will be open for short-term public use.
Heritage meets new build
A key part of the project is the restoration of building B.55 on Mińska 39B, a three-story listed structure that dates back to the former Flax and Jute Production Company founded in 1899. Over time, the building has served several industrial and institutional functions, and the revamp aims to preserve its post-industrial identity while upgrading it for modern use.
The work will be done in coordination with the Mazovian Voivodeship Heritage Conservator. Among other upgrades, the project includes restoring the original window layout and adding an external elevator.
Commercial mix expands
The third structure, at Mińska 39A, will house a fitness club and sit between the residential KARDAN building and the historic B.55 structure. Elsewhere on the site, a historic building with a brick chimney is also being modernized, with a food and beverage complex expected to open in the second half of 2026.
SOHO by Yareal already combines residential, retail, dining, office and service functions, and the completed project will include more than 11,300 square meters of retail and service space across several dozen units.
Once SOHO HUB is finished, the site will gain more than 9,000 square meters of additional modern commercial space, plus nearly 2,500 square meters of retail and service area.
