Hungarian-listed real estate investor Appeninn Nyrt. has completed the acquisition of Dekada S.A.’s retail property portfolio in Poland, marking one of the largest commercial real estate transactions on the Polish market this year.
The deal, valued at more than €100 million, significantly expands Appeninn’s presence in Central Europe and adds retail assets to its existing Polish office and logistics portfolio.
Portfolio generates more than €10 million in annual rental income
The acquired portfolio comprises 11 retail assets with approximately 53,000 square metres of gross leasable area, including seven retail parks and four shopping centres located across Poland.
The retail parks are situated in Brodnica, Ciechanów, Grójec, Kraków, Myślenice, Olsztyn and Nowy Targ, while the shopping centres are located in Malbork, Sieradz, Skierniewice and Żyrardów.
According to Appeninn, the assets generate more than €10 million in annual gross rental income. The tenant mix includes a number of Poland’s leading international and domestic retail chains, among them Biedronka, Rossmann, Empik, JYSK, Castorama, Action, Apart and Ochnik, providing a diversified and stable income base.
The transaction was financed through a combination of Appeninn’s own resources and bank financing provided by Austria’s Erste Group Bank AG. The parties did not disclose the final purchase price.
Poland becomes a strategic growth market for Appeninn
The Dekada acquisition follows Appeninn’s earlier investments in Poland, beginning with the purchase of Wiśniowy Business Park in Warsaw in 2023, followed by the acquisition of Goodyear’s logistics centre in Tarnów in February 2026.
With the addition of the Dekada assets, Appeninn now operates across three strategic commercial real estate segments in Poland, office, logistics and retail, with a combined market value exceeding €170 million.
