Skanska’s Nowy Rynek C raises the bar for office safety in Poland

Skanska is putting office safety at the center of its latest project in Poland, with Nowy Rynek C in Poznań becoming the country’s first office building certified as compliant with Category 1 protective concealment structure requirements.

The technical assessment was carried out by experts from the Protective Construction Centerat the Military University of Technology, giving the project an institutional seal that goes beyond standard developer claims.

A first for the Polish office market

The certificate confirms that key structural elements of the building, including its underground garage, meet the highest protection level required for Category 1. In practical terms, that means resistance to natural disasters, ammunition fragments, falling structural elements and loads caused by rubble.

Skanska says the building was designed with these requirements in mind from the outset, even before the final shape of Poland’s emerging shelter-related regulations became clear, as the developer is trying to stay ahead of both regulation and tenant expectations.

Safety as a selling point

What makes the project stand out is not only the certification itself, but the way it reframes office development. In a market where landlords have spent years competing on ESG credentials, flexibility and workplace experience, physical resilience may become a new competitive layer.

More than a bunker narrative

The project is also positioned as a modern office asset rather than a defensive structure dressed up as commercial real estate. Scheduled for completion in 2027, the building will offer more than 28,700 square meters of gross leasable area across six above-ground floors. At the same time, it will be fully independent from the district heating network and powered entirely by renewable energy.
