7R has completed a new manufacturing and warehouse facility that covers nearly 35,000 square meters for Toppoint near Zielona Góra, adding a tailor-made industrial asset to its portfolio in western Poland.
The Build-To-Own project in Brzezie near Sulechów that combines production, storage, office and staff amenity space was delivered by Depenbrock Polska and built in just nine months, with construction starting in July 2025.
A custom-built site
The facility includes 32,455 square meters of manufacturing and warehouse space, plus more than 2,400 square meters of office and staff support areas. The building was designed around Toppoint’s operational needs, with advanced HVAC and power systems, process rooms, VNA racking and fire protection aligned with NFPA standards.
Toppoint plans to operate the site in a three-shift system, using automated production lines and expanding its product and branding services from the new base. The new facility is expected to support up to 600 jobs, spanning manufacturing, logistics and administration.
Toppoint is a long-established player in promotional products, with a history dating back to 1928. Its portfolio includes more than 2,000 products across several concepts and well-known partner brands.
The project sits in the Lubuskie region, near the S3 expressway. At the same time, Lubuskie remains a selective market, with a vacancy rate of 15% at the end of the first quarter of the year.
