Maxi Zoo, Alike Pottery Studio and Unroasted join SOHO by Yareal retail mix

The three tenants will occupy nearly 500 square metres of retail and service space across the development

SOHO by Yareal mixed-use development in Warsaw

Yareal Polska has signed new lease agreements with pet retailer Maxi Zoo Polska, ceramics workshop Alike Pottery Studio and coffee distributor Unroasted, further expanding the retail and service offering at its flagship SOHO by Yareal mixed-use development in Warsaw.

Maxi Zoo, part of Germany’s Fressnapf Group, will open a new store covering more than 150 square metres on the ground floor of the SOHO 10 building. Located directly on Żupnicza Street, the outlet is scheduled to begin operations in October.

Alike Pottery Studio has leased nearly 130 square metres adjacent to the Maxi Zoo unit. The new location will be the brand’s third ceramics workshop in Warsaw and will host pottery classes, educational courses and a retail area dedicated to ceramic-making accessories.

Wrocław-based Unroasted, a supplier of premium green coffee beans to customers across Poland and the wider Central and Eastern European region, will establish a new outlet within the RUBIN residential building. The more than 150-square-metre space will feature direct access to SOHO’s linear park and is also scheduled to launch in October.

SOHO by Yareal, the 15-minute city in Warsaw’s Kamionek district

Designed by HRA Architekci around the principles of the 15-minute city, SOHO by Yareal integrates residential, office, retail, dining and recreational functions within a single urban quarter.

The project has received BREEAM Communities certification and combines contemporary architecture with revitalised post-industrial buildings, preserving elements of the district’s historic character while creating a modern neighbourhood environment.

The completed residential portion of the development currently comprises 10 apartment buildings with a total of 870 units. Upon completion, the project will offer more than 11,300 square metres of retail and service space distributed across dozens of commercial units.

Yareal plans further expansion between 2026 and 2028, adding more than 9,000 square metres of commercial space through the redevelopment of Building J at Mińska 39 and the historic B.55 building at Mińska 39B. The next phase will also deliver nearly 2,500 square metres of additional retail and service space.
