Warehouse developer 7R makes a return to the Warsaw market, launching 7R Park Warsaw South III in Sękocin. The project has approximately 47,000 square metres of modern warehouse space.
Construction is scheduled to begin in early August 2026, with the first phase expected to be completed in March 2027. The project has already secured its first long-term occupier before construction starts.
The park has been designed to serve companies operating in e-commerce, retail, omnichannel distribution, last-mile logistics and light manufacturing, offering modern Class A warehouse space with flexible leasing options. Units can be divided into modules from 1,620 sqm, allowing tenants to adapt facilities to different operational requirements.
The location provides direct access to Poland’s key transport infrastructure, sitting close to the S8 expressway and the Opacz interchange, connecting the S2, S7, S8 expressways and the A2 motorway. The site also benefits from proximity to Warsaw city centre and Chopin Airport.
Strefa Tenisa is the first tenant
Even before construction begins, Strefa Tenisa, Poland’s largest online retailer specialising in tennis equipment and accessories, has leased 3,500 sqm within the new complex. The company operates across Central, Eastern and Western Europe through the Strefa Tenisa and Tennis Zone brands and plans further international expansion.
According to Sławomir Sylwestrzak, President of the Management Board of Strefa Tenisa, the new warehouse will support the company’s expanding e-commerce business and enable faster deliveries across both Poland and international markets.
Modern warehouse designed for growth
The facilities will offer 10-metre clear internal height, 7 tonnes per square metre floor load capacity, 12 x 22.5 metre column grid, extended loading dock areas, hydraulic dock levellers, NFPA 13 compliant sprinkler systems, air destratification systems to improve energy efficiency.
The project also integrates a wide range of sustainability features, including a Building Management System (BMS), DALI-controlled LED lighting, photovoltaic panels and electric vehicle charging stations.
