Industrial real estate developer 7R has secured its first lease transaction in the Czech Republic, signing a long-term agreement with logistics giant GXO for the entire 26,000-square-metre warehouse facility at 7R Park Lavičky.
The project, developed by 7R in a joint venture with WOOD & Company, will serve as a new logistics hub supporting the European supply chain operations of cosmetics leader L’Oréal.
GXO, the world’s largest pure-play contract logistics provider, operates more than 1,000 logistics facilities globally and employs over 150,000 people. The company will establish a state-of-the-art third-party logistics (3PL) centre at the site.
Located directly along the D1 motorway connecting Prague and Brno, 7R Park Lavičky has been designed as a build-to-suit facility tailored to GXO’s operational requirements. The warehouse will incorporate a range of sustainability-focused solutions, including LED lighting with intelligent controls and rooftop photovoltaic installations.
Beyond the warehouse itself, the development includes infrastructure upgrades designed to improve accessibility and road safety. 7R has planned the construction of a new roundabout providing direct access to the facility, while a new public bus stop will also be delivered.
The project benefits from a strategic location approximately 50 kilometres from Brno and 135 kilometres from Prague, enabling efficient nationwide distribution while providing access to labour markets in nearby Jihlava and Velké Meziříčí.
